The Turkish economy will record the fastest growth in Europe between 2011 and 2015, according to a report compiled by global commercial real estate services company Jones Lang LaSalle.
Jones Lang LaSalle released its Turkey Real Estate Overview report for the third quarter of 2011 on Monday, assessing the current developments in the Turkish economy with analyses focusing on separate sectors. The report's economic growth forecast covers the years 2011, 2012, 2013 and 2014.

Recalling that Turkey was the world's fastest growing economy in the first quarter of this year with 8.9 percent over the same period of 2010, the report said the latest indices indicated a slowdown in Turkish growth; however, the EU candidate will maintain the momentum to see the fastest growth in its gross domestic product (GDP) among European economies during the years 2011, 2012, 2013 and 2014.

A recently introduced government mid-term economic program (OVP) expects Turkey's economic growth to stabilize at an average 5 percent by 2012. The report said it was encouraging that the International Monetary Fund (IMF) has calculated that the share of Turkey's budget deficit in its GDP will decrease to 10.3 percent by the end of this year and to 7.2 percent by the end of 2012.

“Turkey has a positive outlook regarding the international credit ratings in the long term,” the report said, recalling that Standard & Poor's (S&P) had earlier increased the country's credit rating to investment grade (BB-). Observers argued that this will help improve the global investor sentiment for new investments in Turkish markets while other credit rating agencies can be expected to increase the country's rating.

The report agrees with this and says more foreign investors could be expected to bring their money to Turkish markets. “Risks concerning investments in Turkey will be minimized significantly in the near future, thus closing the gap between the investment atmosphere in Turkey and the desired investment conditions in developed markets. … [The] Turkish investment market needs to overcome certain structural problems; however, demand for investments in the country remains high.”

This increase in credit rating, the report argued, supports the government's targets for economic growth and will have a positive psychological impact to boost confidence in the markets. The latest moves by the Central Bank of Turkey are expected to provide $3 billion extra liquidity to markets, the report said, adding that the bank is expected to take proactive measures to minimize the negative affects of a possible liquidity crisis in global markets on domestic markets. The report also said the government currently works on new legislative regulation aimed at creating new job opportunities in Turkey. The regulation that the report mentions is the government initiative to decrease the average weekly work hours so that the extra hours open up new jobs in both public and private institutions.

Turkey's unemployment rate declined to 9.2 percent in June, representing a 1.2 percent decline compared to the same month a year ago. The report also recalled that Turkey was listed among the countries with the highest number of jobs created in the past three years in earlier Organization for Economic Cooperation and Development (OECD) and International Labour Organization (ILO) reports. In another indicator of economic stability, the report predicts that consumer confidence will remain above 90 percentage points through the end of this year. Data from the Turkish Statistics Institute (TurkStat) showed Turkey's consumer confidence reached 96.4 percent in June and fell to 91.7 percent in August following a significant loss of value of the Turkish lira (TL) against foreign currency.

In regard to developments in sub-groups -- sectors that affect the general economic outlook the most -- the report said they did not expect a strong increase in prices in retail and real estate markets considering the devaluation of the lira. The report expects, however, the demand in retail markets to rise considerably through the end of the year. The Turkish logistics market is developing, albeit slowly, and this will help the increase in demand for relatively higher quality products. Turkey will continue to be a highly popular tourist destination, the report says, recalling that İstanbul, the country's cultural tourism hub, was the fastest growing tourism market among cities in the Europe, Middle East and Africa (EMEA) region.

Buying a house in Turkey as a foreigner
Turkey has a reciprocal agreement for the purchase of land and property with many countries. This means that the people of these nations that allow Turks to buy land in their countries, can in return, buy land in Turkey. Foreigners may purchase in their own name if the property is outside military zones. Based on these agreements foreigners of the following countries are eligible. England, Germany, Australia, Austria, Belgium, France, Holland, Ireland, Spain, Italy, Canada, Luxemburg, Norway, Greece as well as some African and South American states. No matter where the land or the house may be situated if the buyer is a foreign person, the deed office has to officially ask the prior approval or permission of the highest military command of the area before transferring the title (Approval of the ministry of Defense: Savunma Bakanliği). Bodrum a hotspot for Middle Eastern royalty and celebrities

The popular vacation spot of Bodrum has become one of the favorite playgrounds of international royalty over the past 10 years, with princes, kings and sheiks increasingly coming to the area for holidays and investments, according to officials.

Among the Middle-Eastern royalty that visit Bodrum are Saudi Arabian Prince Mohammad bin Fahd bin Abdul Aziz al-Saud, Kuwaiti Emir Sheikh Sabah al-Ahmed al-Sabah and Prince Hassan of Jordan, all of whom have bought villas and land in Bodrum.

Platinum Magazine, an Arabic-language, prestigious lifestyle publication owned by a member of the Saudi royal family, Prince Maha al-Shaikh, dedicated four pages to Bodrum in one of its recent issues. The article praised Bodrum’s and Yalıkavak’s natural beauty, adding that many international celebrities had made huge investments in Bodrum for holiday purposes.

The Republican People’s Party, or CHP, mayor of Yalıkavak, Mustafa Saruhan, said the total investments made by Middle Eastern princes, kings and sheiks in the past 10 years amounted to over 500 million euros.

Top executives from Saudi Arabia, Kuwait, Lebanon, Bahrain and Qatar, who have bought land in Bodrum, are also spending their summer holidays with their families in luxury yachts berthed at Bodrum marinas, he said. The mayor also highlighted an article printed in Platinum Magazine titled, “The city of celebrities and yacht fans,” praising Bodrum and its drawing points.

İbrahim Çeçen of Çeçen Real Estate Investment said scores of top executives, especially from Saudi Arabia, and then from Kuwait, Qatar, Bahrain, Lebanon and Egypt had bought land in Yalıkavak, a district of Bodrum, and had built luxury villas worth up to 20 million euros.

Most recently, Libyan President Moammar Gadhafi’s sons Motossim Bilal and Hannibal Gadhafi spent their vacation in Bodrum last summer and were looking for land to build a hotel, Çeçen said. “Land prices in the region have skyrocketed. The reason for this is that celebrities prefer Bodrum and Yalıkavak both for holidays and investments.”

Saudi Arabian Prince Mohammad bin Fahd bin Abdul Aziz al-Saud; Princess Abeer al-Saud, from the family of Saudi Arabia Defense Minister Prince Khalid bin Sultan; Saudi Arabian Security Council head Prince Bandar Bin Sultan Bin Abdul Aziz al-Saud; Kuwaiti Emir Sheikh Sabah al-Ahmed al-Sabah; his brother, Prince Nasser Sabah al-Ahmet al-Jaber al-Sabah; Kuwaiti Foreign Minister Sheik Muhammed Sabah al-Salim; Prince Al-Hasan; and Ali bin Nayef of Jordan all own villas and land in Yalıkavak.

From the Ottoman dynasty, Sultan Murad’s fifth grandchild, Osman Selaheddin Osmanoğlu, also owns a villa in Yalıkavak. The ownership of these villas and title deeds belong to one of architects, embassy personnel, honorary consulates or relatives who live in Turkey.

Istanbul selected as best European city for property

A survey among hundreds of real estate professionals shows that Turkey’s largest city is perceived as the best place for property investments in Europe. Istanbul ranks at the top among 27 European cities, according to the PricewaterhouseCoopers survey. Dublin and Athens rank lowest, reflecting concerns about high budget deficits in Ireland and Greece
 
 Istanbul is the best place in Europe to buy or develop property, as Turkey’s economic growth contrasts with declines across much of the region, a survey of 600 real estate professionals by PricewaterhouseCoopers has shown.

Turkey’s largest city was first among 27 European cities in terms of where respondents are likely to make purchases, the survey, released Thursday, showed. It was fifth last year. Istanbul was also first for the best development prospects and second after Munich for returns from existing properties.

The Turkish economy grew at an annual rate of 5.5 percent in the third quarter of last year as record-low interest rates boosted consumer spending and investment. The buoyant economy offers prospects of rising rents and property values, contrasting with a sluggish outlook for Europe’s economies as governments slash spending to reduce debt.

Istanbul “is one of the few markets where investors remain confident in the city rather than in their own ability to buck the general trend through superior real estate investment skills,” PwC said.

Difficulties in obtaining loans to refinance debt or fund new projects continue to hurt the property industry across Europe and investment is going to the highest-quality buildings in cities where tenant demand will lift rents, according to the report by the London-based arm of PwC, the world’s largest accounting firm.

Dublin, Athens at the bottom

London and Munich joined Istanbul in the top three of the rankings. Dublin ranked lowest in all three categories and Athens the next lowest, reflecting concerns about spiraling budget deficits in Ireland and Greece that forced both countries to accept financial rescue packages from the European Union and the International Monetary Fund.

“There is a broad consensus that there is little positive to be said about Dublin or Athens,” the report said. “The broad concern about the state of the European economy remains a key theme.”

Respondents to the PwC survey expressed “cautious optimism” about Germany. Last month, a poll of unlisted real estate fund manages by Amsterdam-based Inrev showed that Germany was their most-favored country because of its export-led economic recovery.

Berlin, Frankfurt and Hamburg also featured alongside Munich in the top 10 cities for returns from existing buildings, acquisitions and property development prospects. London was third for the performance of existing property and second for new acquisitions and development.

“With capital so risk-averse, winning cities like London and Paris will continue to absorb investment as the only places where tenant demand will be robust,” PwC said.

London led the world last year for investments in existing buildings, with a total of $23.9 billion in commercial real estate sales, according to data compiled by New York-based Real Capital Analytics. A weaker pound and prospects for rising rents enhanced the U.K. capital’s status as a refuge for investors, the data research company said.

PwC compiled the study with the Urban Land Institute by surveying the continent’s largest property investors, companies, brokers, asset managers, banks and analysts.

Residential Turkish Property Prices Increasing

According to the ReidIn Turkey Residential Property Price Index, residential property prices in Turkey are steadily increasing as buyers look for larger properties. In July the sales prices in the country increased by an average of 0.83%, up by 0.32% in Adana, by 1.02% in Ankara, by 0.64% in Antalya, by 1.05% in Istanbul, by 0.84% in Izmir and by 0.44% in Bursa.
Rents are also steadily increasing, up by 0.81% in Istanbul, by 0.47% in Ankara and 0.76% in Antalya, to name but a few of the places that showed increases last month. The prices of new property are also increasing, up by 1.2% in July compared to June, giving them a year-on-year increase of 7.29%.
Buyers are also looking for larger properties, and last month data shows there was a 0.37 increase in demand for homes between 51 m² and 75 m², a 1.13% increase in demand for properties between 76 m² and 100 m², while properties between 101 m² and 125 m² are proving the most popular, as these registered a 1.65 increase in demand. Properties sized between 126 m² and 150 m² showed a 0.65% increase, while those above this size range showed a 1.16% increase.
Turkey is still one of the most popular places for overseas investors, and the low property prices here are ideal for anyone who has some capital or who can raise a mortgage. It is also continuing to be attractive to British investors due to the fact that it is outside the Eurozone, while the climate, food and culture are just the icing on the cake.

Turkey Is World's Fastest Growing Economy

According to statistics from the Turkish Statistics Institute, the country was the fastest-growing economy in the world during the first half of this year, as the economy grew by 8.8% between April and June compared to the same period in 2010. During the first quarter of the year the economy grew by 11.6%, giving a combined growth of 10.2% compared to the same period in 2010, which is higher than China's 9.6% growth during the same period.
The economy in Turkey has now grown for seven consecutive quarters since it suffered a 4.8% contraction in 2009. Since then the central bank has adhered to a strict monetary policy, and the country has benefited from a number of investments in the private sector, enabling the economy to bounce back much faster than had been predicted. In fact it's strong recovery is attributed to the dynamic private sector combined with high domestic demand, as it's been estimated that the private sector accounted for 91% of the country's 8.9% annual growth last year.
Private investments grew by 33.5% during the second quarter, compared to the second quarter of 2010, and by 6.7% compared to the first quarter in the year. The construction industry, trade and transportation and the financial sectors are also performing strongly, contributing towards the higher than expected growth, and total foreign direct investment in the country during the first six months of the year came to $6.2 billion, an incredible increase of 338.5% compared to the first six months of 2010. Apparently one of the major reasons for this amount of money coming into the country is the strong finance sector.

FETHIYE ÖLÜDENIZ



Ölüdeniz is a small resort village in the Muğla Province on the South West coast of Turkey on the Aegean Sea to the south and the high, steep sided Babadağ Mountain, 14 km (9 mi) south of Fethiye. The town is a beach resort.

Ölüdeniz remains one of the most photographed beaches on the Mediterranean. It has a secluded sandy bay at the mouth of Ölüdeniz, on a blue lagoon.[1] The lagoon is a national nature reserve and building is strictly prohibited. Ölüdeniz is famous for its shades of turquoise and aquamarine, and is an official blue flag beach, and is frequently rated among the top 5 beaches in the world by Travelers and Tourism Journals alike. The resort is also famous for its paragliding opportunities. It is regarded as one of the best places in the world to paraglide due to its unique panoramic views, and the Babadağ Mountain's exceptional height.


MARMARIS TURKEY

Marmaris is a port city and a tourist destination on the Mediterranean coast, located in southwest Turkey, in the Muğla Province.

Marmaris' main source of income is tourism. While little is left of the sleepy fishing village that Marmaris was just a few decades ago after a construction boom in the 1980s, Marmaris still retains its charm due to the exceptional natural beauty of its location. The town's population is 28,660 (2000) and is estimated to reach 300,000 - 400,000 people during the tourism season, when the flow of people reaches critical levels. Marmaris' nightlife rivals anything on the Turkish coast.

It is also a major centre for sailing, possessing two major and several smaller marinas. It is a popular wintering location for hundreds of cruising boaters. There are regular ferry services to the Greek island of Rhodes, and large cruise ships call at the port.

Istanbul Turkey

Istanbul (Turkish: İstanbul; historically Byzantium and later Constantinople; see the other names of Istanbul) is the largest city in Turkey, largest city proper and second largest metropolitan area in Europe, and fourth largest city proper in the world with a population of 12.6 million. Istanbul is the cultural and financial center of Turkey. The city covers 27 districts of the Istanbul province.[2] It is located on the Bosphorus Strait and encompasses the natural harbor known as the Golden Horn, in the northwest of the country. It extends both on the Europe (Thrace) and on the Asia (Anatolia) side of the Bosphorus, and is thereby the only metropolis in the world that is situated on two continents. In its long history, Istanbul served as the capital city of the Roman Empire (330–395), the East Roman (Byzantine) Empire (395–1204 and 1261–1453), the Latin Empire (1204–1261), and the Ottoman Empire (1453–1922). The city was chosen as joint European Capital of Culture for 2010. The historic areas of Istanbul were added to the UNESCO World Heritage List in 1985   
Location
Istanbul is located in the north-west Marmara Region of Turkey. It encloses the southern Bosphorus which places the city on two continents—the western portion of Istanbul is in Europe, while the eastern portion is in Asia. The city boundaries cover a surface area of 1,830.92 square kilometres (707 sq mi), while the metropolitan region, or the Province of Istanbul, covers 6,220 square kilometres (2,402 sq mi).
Climate
Istanbul has a temperate climate, though a plausible argument can be made that under the Köppen climate classification, Istanbul has a humid subtropical climate.
In summer the weather in Istanbul is hot and humid, the temperature between June and September averaging 28°C (82°F). During winter it is cold, wet and often snowy, averaging 5°C (42°F). Average annual precipitation is 693 mm (27.2 inches). Summer is by far the driest season, although there is no real summer drought as rain does occur all year round, and so the climate cannot be considered mediterranean. Snowfall is quite common between the months of December and March, snowing for a week or two, but it can be heavy once it snows. The city is also quite windy, having an average wind speed of 17 km/h (11 mph).[27]

 Istanbul City arrangement
The historic peninsula of old Istanbul corresponds approximately to the extent of Constantinople in the 15th century; it comprises the districts of Eminönü and Fatih. This area lies on the southern shores of the Golden Horn, which separates the old city center from the northern and younger parts of the European side. The historic peninsula ends with the Theodosian Land Walls in the west. The peninsula is surrounded by the Sea of Marmara on the south and the entrance of the Bosphorus on the east.
North of the Golden Horn are the historical Beyoğlu and Beşiktaş districts, where the last Sultan's palace is located, followed by a chain of former villages such as Ortaköy and Bebek along the shores of the Bosphorus. On both the European and Asian sides of the Bosphorus, wealthy Istanbulites built luxurious chalet mansions, called yalı, which were used as summer residences.
The districts of Üsküdar (ancient Chrysopolis) and Kadıköy (ancient Chalcedon) which are located on the Asian side were originally separate cities (like the district of Beyoğlu (medieval Pera) on the European side also used to be.) These cities have eventually been absorbed by Istanbul and have become its districts. Today, the Asian side of the city has numerous modern residential areas and business districts, and is home to around one-third of Istanbul's population.
To the west, to the east and to the north, Istanbul extends far beyond its historical quarters. The tallest office and residential towers rise particularly in the quarters of Levent, Etiler and Maslak on the European side, and in the quarter of Kozyatağı on the Asian side. Due to Istanbul's exponential growth during the second half of the 20th century, a significant portion of the city consists of gecekondus, a Turkish word created in the 1940s meaning "built overnight" and refers to the illegally constructed squatter buildings that comprise entire neighborhoods and run rampant in the outskirts of Turkey’s largest cities; especially Istanbul, Ankara, İzmir, and Bursa. According to the official definition stated in the Gecekondus Act of 1966, these neighborhoods are typically built on abandoned land or on lands owned by others, without the permission of the landowner or the Municipality, and the construction methods do not follow the official rules and regulations.
Istanbul Airports

Atatürk International AirportIstanbul has two international airports: The larger one is the Atatürk International Airport located in the Yeşilköy district on the European side, about 24 kilometres (15 mi) west from the city center. When it was first built, the airport used to be at the western edge of the metropolitan area but now lies within the city bounds.
The smaller one is the Sabiha Gökçen International Airport located in the Kurtköy district on the Asian side, close to the Istanbul Park GP Racing Circuit. It is situated approximately 20 kilometres (12 mi) east of the Asian side and 45 kilometres (28 mi) east of the European city center.

Istanbul has numerous historic shopping centers, such as the Grand Bazaar (1461), Mahmutpaşa Bazaar (1462) and the Egyptian Bazaar (1660). The first modern shopping mall was Galleria Ataköy (1987), which was followed by dozens of others in the later decades, such as Akmerkez (1993) which is the only mall to win both "Europe's Best" and "World's Best" awards by the ICSC; Metrocity (2003); Cevahir Mall (2005) which is the largest mall in Europe; and Kanyon Mall (2006) which won the 2006 Cityscape Architectural Review Award for its interesting design. İstinye Park (2007) and City's Nişantaşı (2008) are two new malls which target high-end consumers and are almost exclusively dedicated to world-famous fashion brands.

Istanbul Restaurants
Along with the traditional Turkish restaurants, many European and Far Eastern restaurants and numerous other cuisines are also thriving in the city.

Çiçek Pasajı on İstiklal AvenueMost of the city's historic winehouses (meyhane in Turkish) and pubs are located in the areas around İstiklal Avenue in Beyoğlu. The 19th century Çiçek Pasajı (literally Flower Passage in Turkish, or Cité de Péra in French) on İstiklal Avenue, which has many historic meyhanes, pubs and restaurants, was built by Hristaki Zoğrafos Efendi at the former site of the Naum Theatre and was inaugurated in 1876. The famous Nevizade Street, which has rows of historic meyhanes next to each other, is also in this area.

Cezayir Sokak in Beyoğlu, also referred to as La Rue Française, has numerous pubs, cafés and restaurants playing live musicOther historic pubs are found in the areas around Tünel Pasajı and the nearby Asmalımescit Sokağı. Some historic neighbourhoods around İstiklal Avenue have recently been recreated, with differing levels of success such as Cezayir Sokak near Galatasaray Lisesi, which became unofficially known as La Rue Française and has rows of francophone pubs, cafés and restaurants playing live music.
Istanbul is also famous for its historic seafood restaurants. Many of them were originally established by the local Greeks. The most popular seafood restaurants are generally found along the shores of the Bosphorus and by the Marmara Sea shore towards the south of the city. The Princes' Islands in the Sea of Marmara (Büyük Ada, Heybeli Ada, Kınalı Ada, Burgaz Ada) and Anadolu Kavağı near the northern entrance of the Bosphorus towards the Black Sea (close to Yoros Castle, which was also known as the Genoese Castle due to Genoa's possession of it in the mid-15th century) also have many historic seafood restaurants.

Night life

Nişantaşı, the fashion districtThere are many night clubs, pubs, restaurants and taverns with live music in the city. The night clubs, restaurants and bars increase in number and move to open air spaces in the summer. The areas around Istiklal Avenue and Nişantaşı offer all sorts of cafés, restaurants, pubs and clubs as well as art galleries, theaters and cinemas.
The most popular open air summer time seaside night clubs are found on the Bosphorus, such as Reina, Sortie and Anjelique in the Ortaköy district. Babylon and Nu Pera in Beyoğlu are popular night clubs both in the summer and in the winter, while Istanbul Arena in Maslak frequently hosts the live concerts of famous singers and bands from all corners of the world. Parkorman in Maslak hosted the Isle of MTV Party in
